1. About Y-A Real Estate S.A.L.

Y-A Real Estate S.A.L. is a limited liability company registered and operating under the laws of the Lebanese Republic. We are a licensed real estate brokerage firm providing services including property sales, rentals, leasing, investment consultation, and property management throughout Lebanon.

2. Services Offered

We provide the following real estate services:

  • Residential and commercial property sales
  • Short-term and long-term property rentals
  • Property valuation and market analysis
  • Real estate investment advisory
  • Commercial leasing and tenant representation
  • Property management on behalf of owners
  • Legal referral and documentation support

All services are subject to the terms set out herein and any specific service agreements entered into between the Company and the client.

3. User Responsibilities

When using our website or engaging our services, you agree to:

  • Provide accurate, complete, and up-to-date information when requested.
  • Not misrepresent your identity, financial capacity, or intentions.
  • Use our website and services only for lawful purposes.
  • Not reproduce, distribute, or commercially exploit any content on our website without prior written consent.

4. Property Listings & Information Accuracy

We make every effort to ensure that property listings on our website and marketing materials are accurate. However, property details including price, availability, dimensions, and features are subject to change without notice and should be independently verified.

Y-A Real Estate S.A.L. does not guarantee the accuracy of any information provided by third parties, including property developers, landlords, or government registries. Clients are advised to conduct their own due diligence before entering into any property transaction.

5. Agency Fees & Commissions

Our agency fees are governed by Lebanese real estate brokerage norms and will be communicated clearly before any engagement. Standard commission rates apply as follows unless otherwise agreed in writing:

  • Sales: Typically 2% to 3% of the agreed sale price, payable upon successful completion.
  • Rentals: Typically one month's rent or as mutually agreed in the service contract.
  • Property Management: As set out in the management agreement.

All fees are subject to applicable Lebanese taxes including VAT where required by law.

6. Confidentiality

We treat all client information with the utmost confidentiality. Client financial details, personal information, and negotiation positions will not be disclosed to third parties without your explicit consent, except as required by Lebanese law or a court of competent jurisdiction.

7. Limitation of Liability

Y-A Real Estate S.A.L. acts solely as an intermediary between buyers, sellers, landlords, and tenants. We are not responsible for:

  • Any disputes arising between buyers and sellers or landlords and tenants.
  • Title defects, encumbrances, or legal issues not disclosed to us in advance.
  • Losses arising from inaccurate information provided by third parties.
  • Force majeure events including but not limited to natural disasters, political instability, or currency fluctuations.

Our aggregate liability to any client shall not exceed the total fees paid by that client to Y-A Real Estate S.A.L. in connection with the relevant transaction.

8. Intellectual Property

All content on this website, including but not limited to logos, images, text, graphics, and layout, is the property of Y-A Real Estate S.A.L. or its licensors. Unauthorized reproduction or use of any content is strictly prohibited.

9. Third-Party Links

Our website may contain links to third-party websites. We are not responsible for the content, privacy practices, or reliability of any third-party sites and encourage you to review their respective terms and policies.

10. Amendments to These Terms

Y-A Real Estate S.A.L. reserves the right to amend these Terms of Service at any time. Updated terms will be posted on this page with the effective date. Continued use of our services following any amendments constitutes your acceptance of the revised terms.

11. Governing Law & Dispute Resolution

These Terms of Service shall be governed by and construed in accordance with the laws of the Lebanese Republic. Any disputes arising from these terms or our services shall be subject to the exclusive jurisdiction of the courts of Beirut, Lebanon.

The parties agree to attempt good-faith negotiation before resorting to formal legal proceedings.
